It is the elementary volume referring to a building. The term volumetric unit therefore indicates a built body whose top is made up of a real flat surface, for example a flat roof, or of an ideal flat surface which defines what can be considered the volume of the built body for the purposes of a calculation, albeit approximate of its volume. The height of this flat surface, real or ideal, is called the eaves height of the volumetric unit.
